Median prices fell in every submarket, but much of that decline reflects which homes sold rather than lower values. 30A East closed 58 homes at a median of $1,765,000 as sales above $3,000,000 thinned out. 30A West was the only submarket to add closings, with 30 sales at a median of $1,167,500. North Santa Rosa Beach closed 19 homes at a median of $480,000, with no sale above $985,000. Point Washington recorded 6 closings at a median of $607,500.

30A East had its quietest month of the summer. Closings fell to 58 from 76, and with fewer sales measured against the same inventory, months of supply rose to 8.8. The median closed price fell 21.1% to $1,765,000, price per square foot fell 21.9% to $736, and average days on market rose to 80 from 70.

The top of the market was far thinner than in July. The highest sale was 9 Old Cellar Lane at $6,880,000, compared with $24,000,000 a month earlier. Three other homes closed at $6,000,000 or more: 11 South Lake Bridge Lane at $6,200,000, and 81 West WaterColor Boulevard and 303 Golfridge Drive, each at $6,000,000. Nothing traded in the eight-figure range that drove July's averages.

Two details suggest the slowdown is partly timing. Relisting was almost absent, with cumulative days on market averaging 82 against 80, so the homes that sold were mostly on their first listing. And as of September 23, 42 homes that went under contract in August were still pending. Those contracts do not appear in August's closings and, if they close, will show up in later months.

A quiet month at the top. The core of 30A East kept trading while the luxury tier paused.

What it means

30A West was the only submarket to add closings in August, rising to 30 from 27. Months of supply eased to 8.7. That leaves 30A West below North Santa Rosa Beach and Point Washington, ending a run in which it carried the deepest supply on the corridor in every month from April through July.

Last month's report said to watch the gap between days on market and cumulative days on market, because a narrowing gap would mean fewer sales depended on relisting. It narrowed sharply. Cumulative days on market averaged 126 against 113 days on market, a 13-day gap compared with 70 days in July. Only one August closing carried more than 100 days of prior listing history.

The top sale on the entire corridor came from 30A West: a home on West County Highway 30A that closed at $15,750,000 with zero days on market, at $2,268 per square foot. For the second month running, one sale is doing heavy lifting in the averages. Without it, price per square foot would have been about $537. Other notable closings included Sinclair Lane at $4,650,000 and Penny Lane at $3,800,000.

More sales, less relisting, and supply easing. 30A West had the healthiest month on the corridor.

North Santa Rosa Beach had a sharp pullback in August. Closings fell to 19 from 33, the lowest monthly total for this submarket from April through August, and months of supply jumped to 9.5. The median fell 29.9% to $480,000 and price per square foot fell 24.6% to $288.

Every August sale closed between $290,000 and $985,000, across Marlberry Trace, Mosaic Oaks Circle, Rivercrest Circle, Eagle Haven Drive, Lamb Drive, and Pine Tree Way. The upper tier that returned in July, including Driftwood Point Road and Tyler Drive, did not close any sales. It was not idle, though: three homes priced between $2,250,000 and $2,745,000 went under contract in August and were still pending on September 23.

Days on market rose to 95 from 53, largely because three homes that had been listed for 270 days or more finally sold. Excluding those three, the rest averaged 56 days.

Three months, three different mixes. The headline numbers here swing with the luxury tier; the core has held steady.

In its second month in the report, Point Washington recorded just 6 closings, down from 15 in July. They ranged from $489,900 to $799,000, led by East Mitchell Avenue at $799,000, with two sales on Conner Circle and others on Bryant Road, Emma Grace Lane, and West Georgie Street. The median was $607,500 and price per square foot was $295.

The homes that did sell moved quickly. Average days on market fell to 39 from 69, and four of the six went under contract within 14 days. Another 6 homes went under contract in August and were still pending on September 23, including an Eden Drive listing priced at $3,895,000.

A thin month, but what sold, sold fast.

August gave buyers more room. Fewer closings against the same inventory pushed months of supply up across most of the corridor, and days on market rose in three of four submarkets.

Just do not read falling medians as falling prices. Much of the decline came from which homes sold, not from sellers cutting prices.

Focus on:

  • 30A East above $3,000,000, where sales thinned sharply and sellers may be more open to negotiation
  • Listings that have sat for 250 days or more, which in 30A West and North Santa Rosa Beach finally traded in August
  • North Santa Rosa Beach for value, where homes under $1,000,000 held steady at about $288 per square foot
  • Comparing price per square foot within your price range rather than the headline median

For Sellers

A slower month means preparation and pricing matter more. The homes that sold quickly in August were well priced from day one.

  • 30A East: homes under $3,000,000 kept trading at a steady pace; above that line, expect a longer wait
  • 30A West: the healthiest month on the corridor, with more closings and far less relisting
  • North SRB: the core below $1,000,000 is holding value; upper-tier sellers should plan for a patient timeline
  • Point Washington: homes that sold went under contract fast, a good sign for well-priced listings

In 30A East, the August homes that sold were mostly on their first listing. Pricing it right at launch continues to be the fastest path to the closing table.
