  • Buyer's Market confirmed with 11.3 months of inventory.

  • Average Price/Sq Ft: $914 (down 2.5% MoM, 2% YoY)

  • Average Sold Price: $2.39M (down 7.9% from Dec 2024)

  • Median Price: $1.485M (down 25% MoM)

  • Days on Market: 106 (up 6% MoM; up 35.9% YoY)

  • Sold-to-List Ratio: 94% (up YoY)

What It Means: More choices and softer pricing for buyers. Sellers need to price competitively.


30A West

  • Buyer's Market with the highest Months of Inventory: 16.8

  • Average Price/Sq Ft: $549 (up 5.4% MoM; down 34.6% YoY)

  • Average Sold Price: $1.49M (up 12.4% MoM)

  • Median Price: $1.15M (up 4.5% MoM)

  • Days on Market: 116 (down 31% MoM)

  • Sold-to-List Ratio: 87%

What It Means: Despite month-over-month improvement in pricing, buyers are still in control. Sellers are discounting.


North Santa Rosa Beach

  • Buyer's Market with 9 months of inventory

  • Average Price/Sq Ft: $276 (down 9.5% MoM, 5.2% YoY)

  • Average Sold Price: $443K (down 27.4% MoM)

  • Median Price: $445K (down 0.9% MoM)

  • Days on Market: 89 (up 50.8% YoY)

  • Sold-to-List Ratio: 94%

What It Means: Entry-level buyers have leverage; prices are adjusting downward quickly.


Rosemary Beach

Buyer's Market with 8.7 months of inventory

  • Average Price/Sq Ft: $2,753 (up 62.4% MoM, 109.2% YoY)

  • Average Sold Price: $7.64M (up 56% MoM)

  • Median Price: $2.78M (down 39% MoM)

  • Days on Market: 126

  • Sold-to-List Ratio: 97% (up from 82% YoY)

What It Means: A few ultra-high-end sales are skewing the numbers upward. Market remains soft overall.

  • You have negotiating power—don’t be afraid to ask for price reductions, credits, or longer inspection periods.

  • Inventory is high. Don’t settle.

Advice for Sellers

  • Price it right from day one or risk multiple price drops.

  • Make your listing shine—updated homes with quality staging stand out.
