  • Months of Inventory: 12.2 (up from 11.3 in Jan)

  • Avg Price/Sq Ft: $845 (down 7.5% MoM, down 7.8% YoY)

  • Avg Sold Price: $2.07M (down 13.3% MoM)

  • Median Sold Price: $1.61M (up 8.4% MoM)

  • Days on Market: 110 (up 3.8% MoM)

  • Sold-to-List Ratio: 95%

What It Means: Prices are under pressure, but median holding may indicate buyers are closing deals below list. Sellers still need to price smart.


30A West

  • Months of Inventory: 13.5 (down from 16.8 in Jan)

  • Avg Price/Sq Ft: $584 (up 6.4% MoM)

  • Avg Sold Price: $1.43M (down 4.1% MoM)

  • Median Sold Price: $1.22M (up 6% MoM)

  • Days on Market: 126 (up 8.6% MoM)

  • Median Sold Price: $455K (up 2.2% MoM)

  • Days on Market: 92 (up 3.4% MoM)

Rosemary Beach

  • Months of Inventory: 11.5 (up from 8.7 in Jan)

  • Avg Price/Sq Ft: $1,816 (down 34% MoM)

  • Avg Sold Price: $3.46M (down 54.7% MoM)

  • Median Sold Price: $3.4M (up 22.2% MoM)

  • Days on Market: 140 (up 11.1% MoM)

  • Sold-to-List Ratio: 93%

What It Means: January’s ultra-luxury closings skewed last month’s data. February shows more typical activity with softer pricing.


Advice for Buyers

  • Most markets still heavily favor you. Leverage time and inventory to negotiate.
