Median Sold Price: $1.69M (up 5% MoM)
Days on Market: 106 (down 3.6% MoM)

Median Sold Price: $1.13M (down 7.4% MoM)
Days on Market: 128 (up 1.6% MoM)

What It Means: Prices dipped and homes are sitting longer—this is a solid leverage moment for buyers willing to negotiate.
North Santa Rosa Beach
Months of Inventory: 7.5 (up from 7.1 in Feb)
Avg Price/Sq Ft: $322 (up 10.3% MoM, up 0.9% YoY)
Avg Sold Price: $619K (up 6.9% MoM)
Median Sold Price: $422K (down 22.6% MoM)
Days on Market: 93 (up 2.2% MoM)

What It Means: This is the only area showing real pricing strength in March, especially on the lower end. However, rising DOM means sellers still need to stay competitive.

Days on Market: 143 (up 33.6% MoM)

What It Means: Luxury home movement increased from February's single sale, but pricing remains soft and buyers have room to negotiate.
