  • Months of Inventory: 12.3 (down from 14.1 in June)

  • Avg Price/Sq Ft: $834 (down 2.8% MoM, down 13.8% YoY)

  • Avg Sold Price: $2.22M (up 1.1% MoM)

  • Median Sold Price: $1.65M (up 13.2% MoM)

  • Days on Market: 119 (up 2.6% MoM)

  • Sold-to-List Ratio: 92%

What It Means:
Sales volume improved, but buyers are still in control. Prices dipped slightly, and sellers must be competitive to avoid long market times.


30A West

  • Months of Inventory: 13.5 (flat from June)

  • Avg Price/Sq Ft: $720 (up 34.8% MoM, up 22.9% YoY)

  • Avg Sold Price: $1.67M (up 51.7% MoM)

  • Median Sold Price: $1.15M (up 17.6% MoM)

  • Days on Market: 89 (down 32.6% MoM)

  • Sold-to-List Ratio: 91%

What It Means:
A sharp month-over-month pricing jump signals strong demand for certain properties. Faster sales suggest buyers are acting quickly on well-priced listings.


North Santa Rosa Beach

  • Months of Inventory: 5.5 (down from 8.6 in June)

  • Avg Price/Sq Ft: $348 (down 22.3% MoM, up 18% YoY)

  • Avg Sold Price: $740K (down 34.3% MoM)

  • Median Sold Price: $520K (down 16.8% MoM)

  • Days on Market: 86 (down 25.9% MoM)

  • Sold-to-List Ratio: 93%

What It Means:
Still the most balanced area on 30A, though prices pulled back this month. Lower DOM shows demand is steady for homes priced under the luxury tier.


Watercolor

  • Months of Inventory: 53 (up sharply from June)

  • Avg Price/Sq Ft: $1,174 (up 17.9% MoM, up 19.4% YoY)

  • Avg Sold Price: $3.60M (up 6.8% MoM)

  • Median Sold Price: $3.60M (up 34.1% MoM)

  • Days on Market: 106 (down 14.5% MoM)

  • Sold-to-List Ratio: 91%

What It Means:
A huge inventory spike means plenty of options for buyers, but prices surged as the single July sale was high-end. Expect more movement here if pricing aligns with market reality.
