Inventory eased slightly in 30A East and 30A West but remained elevated overall
Real Estate prices per SqFt rose in West and North Santa Rosa Beach, slipped in East

Months of Inventory: 10.8 (down from 12.3 in July)
Avg Price/Sq Ft: $845 (up 2.7% MoM, down 5.1% YoY)
Avg Sold Price: $2.14M (down 2.3% MoM)
Median Sold Price: $1.46M (down 13.9% MoM)
Days on Market: 118 (steady MoM, up 57% YoY)
Sold-to-List Ratio: 91%
What It Means:
Sales activity softened a bit. While price per SqFt held steady, both average and median sale prices dipped. Buyers still have leverage.
30A West
Months of Inventory: 13.1 (flat from July)
Avg Price/Sq Ft: $758 (up 5.3% MoM, up 21.5% YoY)
Avg Sold Price: $2.02M (up 21.2% MoM)
Median Sold Price: $1.28M (up 11.6% MoM)
Days on Market: 117 (up 31.5% MoM)
Sold-to-List Ratio: 87%
What It Means:
Prices surged, but Days on Market increased—showing that buyers are selective. The right homes are commanding higher prices, while others linger.
North Santa Rosa Beach
Months of Inventory: 6.9 (up from 5.5 in July)
Avg Price/Sq Ft: $373 (up 7.8% MoM, up 12.7% YoY)
Avg Sold Price: $801K (up 9.7% MoM)
Median Sold Price: $524K (up 1.7% MoM)
Days on Market: 67 (down 22% MoM)
Sold-to-List Ratio: 94%
What It Means:
The most balanced submarket. Prices edged up and homes sold faster, showing healthy demand at the mid-price tier.

30A East and 30A West still favor buyers with high inventory—negotiate.
North Santa Rosa Beach buyers: move quickly on well-priced listings—competition is picking up
